Demotech vs. AM Best: why your Florida carrier's rating looks different

Many Florida insurers carry a Demotech rating rather than an AM Best one. Here's what each rating measures, why the difference exists, and what it can and can't tell you.

If you looked up your Florida homeowners insurer and saw a rating from Demotech rather than the more familiar AM Best, you are seeing a pattern common in Florida’s property market. Both are financial-strength rating agencies, but they are not the same thing, and the difference is worth understanding.

What the ratings are

Both aim to signal an insurer’s ability to pay claims, but they use different scales and methodologies. A Demotech “A” and an AM Best “A” are not interchangeable labels.

Why so many Florida carriers use Demotech

Florida’s property market leans heavily on smaller, state-focused carriers, many newer than the national names. A number of them are rated by Demotech rather than AM Best. A practical reason it matters: mortgage lenders and the secondary market (Fannie Mae and Freddie Mac) require a homeowner’s insurer to meet a minimum financial-strength rating, and they accept certain rating agencies for that purpose. If a carrier loses an acceptable rating, homeowners can be forced to find new coverage to satisfy their lender.

What a rating can, and can’t; tell you

A financial-strength rating is one data point about solvency, not a guarantee, and not a measure of how well a carrier handles claims. Where to look it up

Carrier financial ratings and status appear on our insurance-companies profiles, which note the rating type where available. We report public-record status without editorializing; verify the current rating with the agency and your carrier directly.
